What is a Pre-Sale Inspection?

A pre-sale or pre-listing inspection is a home inspection ordered by the home owner prior to the sale or listing of the home. This inspection is identical to our regular home inspection as we inspect all of the same things in the home. A pre-sale inspection is a proactive measure used to uncover repairs prior to the listing of the home.

Why is it smart to order a Pre-Sale Inspection?

A pre-sale or pre-listing inspection is highly beneficial to the homeowner. The inspectors findings can help eliminate the chance for surprises or delays during the home buying process saving money and time. In addition, repairs discovered prior to the listing of your home can be repaired on your own terms, using contactors you choose. The homeowner is not required to share this report with anyone or can opt to leave it on the kitchen countertop for prospective buyers to view, showing all the repairs made. Many times, a home buyer will waive their home inspection opportunity after viewing the pre-listing inspection provided by the property owner.
